- Architectural and major landscaping changes require the approval of the Architectural Control Committee (ACC) and compliance with the CC&R's to maintain architectural integrity.
- Must maintain and preserve native oak trees within the Woodcreek Oaks Community
- No tree having a trunk measuring six inches (6") or greater at ground level shall be removed with prior approval of the ACC
- Landscaping shall be of high quality and complement the existing trees and topography of Woodcreek Oaks
- If owner fails to maintain landscaping and repair of lot, they may be notified by the Committee and have no more than ten (10) days to fix. If the owner fails to carry out such maintenance or repair within the time period, the Board of Directors or ACC may exercise the rights set forth in the Declaration
- Lighting that exceeds 65 watts (per fixture) needs to be submitted to the ACC prior to installation
- Screen doors are not permitted to be installed on a door visible to public view
- Trash bins are to be put out the evening before trash pick up and the bins are to be removed the day of trash pickup.
- NO basketball standards or fixed sports apparatus shall be attached to any residence, garage or driveway.
- Garage sales are NOT permitted in Woodcreek Oaks Community Association
- Each owner or tenant must use his garage or driveway for vehicle parking and shall not park any vehicle on the street, sidewalk, or front yard area.
- Owners may park no more than (1) Vehicle in the driveway
- NO recreational vehicle of any type shall be kept or parked in any driveway, sidewalk or yard area within a Lot or upon the common area
- Guests may not park for more than fifteen(15) days consecutively
- Cars will be towed if not moved
- Garage doors shall be kept closed except during the time required for vehicles to enter or depart. Garage doors may be left open up to eight (8) inches
The Positive thing about the land development in Kensington Greens is that people cannot change their yards to how they want them until they submit permission forms to the ACC. Some people have interesting visions about what they want the yard to look like and they aren't always good visions!
